How much does end of tenancy cleaning cost in Kent?

By Rokas Poska · Updated September 2026

End of tenancy cleaning in Kent typically runs between £110 and £250 depending on the size of the property. That is a wide range, so here is what actually moves the number, and what to watch for when comparing quotes.

What we charge

Our end of tenancy prices are flat and include everything, so nothing appears on the invoice afterwards that was not in the quote.

Why quotes vary so much between companies

The biggest reason is what is actually included. A lot of companies quote a low headline price and then charge separately for the oven, the fridge, the blinds and internal windows. Add those four together and a £110 quote can become £180 by the time the work is done.

When you are comparing prices, the useful question is not what does it cost, it is what does that include. Ask specifically about the oven, hob, fridge, blinds and windows, because those are the five things most commonly charged as extras.

What makes a property cost more

Size is the obvious one, but condition matters more than people expect. A four bedroom property that has been well looked after can take less time than a two bedroom that has not been cleaned properly in a year.

Does the property need to be empty?

Ideally, yes. An empty property cleans faster and more thoroughly, and most quotes assume it. If furniture is staying, say so upfront, because a cleaner arriving to a full property with a quote based on an empty one is where disputes start.

What about carpets?

Check your tenancy agreement carefully. Many specifically require professionally cleaned carpets with a receipt as proof, and a thorough vacuum will not satisfy that requirement. Carpet cleaning is usually a separate specialist job, and it is worth budgeting for it separately rather than assuming it is included.

We cover end of tenancy cleaning across Medway, Maidstone, Ashford, Dartford and Gravesend, with everything included in one price.
