Cleanliness is one of the things guests rate you on directly, and one of the most common reasons for a review that drags an average down. Here is what actually matters in a changeover.
The window is the whole problem
Most listings have an 11am checkout and a 3pm check-in. That is four hours, minus travel, to fully reset a property. Any cleaner can clean a flat, the skill is doing it reliably inside that window, every time, without you having to check.
When you are choosing a cleaner, the question that matters is not how much, it is what happens when a guest checks out late. A good answer means they have thought about it. No answer means you will be the one solving it.
What a changeover should include
A changeover is not a deep clean, it is a reset. It should leave the property looking exactly as it did for the previous guest.
- •Full reset of every room
- •Kitchen including inside the microwave and fridge
- •All bathrooms and toilets
- •Fresh linen and beds made
- •Floors vacuumed and mopped
- •Bins emptied and re-bagged
- •Photographs on completion, so you know it is ready
Linen: the mistake most hosts make
A lot of hosts send linen off-site for laundering between guests. It is usually the wrong call. Laundrettes typically charge a flat rate for the first kilo and much less per kilo after, so a single set costs disproportionately more than a full load.
Keeping two or three spare sets at the property and having your cleaner swap and go is almost always cheaper, and it means your turnaround never waits on a wash cycle finishing.
What it costs
Changeover cleaning in Kent generally runs from around £42 for a one bedroom up to £105 for a four bedroom. If a quote is dramatically below that, ask how long they are allocating, because a proper changeover on a two bedroom is not a forty minute job.
We handle changeovers across Medway, Maidstone and Kent, built around your actual checkout and check-in times.
